David Simmons is the Founder & CEO of StrataX Development, a San Jose, California real estate development firm focused on infill density, and the principal of Silverback Capital, a Sacramento-based private lending operation.
He holds a B.A. in International Business from the University of Portland and brings 20+ years of experience across strategy, finance, and sustainable design. David also spent 12 years coaching high school football — a discipline that still shapes how he runs deals: prepare relentlessly, execute on time, accept no excuses.
StrataX was launched in early 2025 as a standalone brand focused entirely on California infill density plays — built on the conviction that SB9, AB1033, and SB79 fundamentally rewrote the economics of residential real estate, and most operators haven't caught up.

Most ADU companies in the Bay Area are builders. StrataX is something different: a boutique real estate private equity firm sitting at the intersection of legislation, deal origination, capital structuring, and execution. Construction runs through vetted licensed contractor partners — but the deal is ours from acquisition to exit.

Silverback Capital is the private lending arm — financing the kinds of projects most banks won't touch. ADU builds, infill density, SB9 lot splits, non-conforming residential construction. As of 2026, Silverback funds nationwide. A homeowner or investor entering through StrataX can be qualified and financed without leaving the ecosystem.
