The six-stage underwriting stack
Stage 01
Origination

Off-market parcel sourcing through legislative-fit screens (SB9, AB1033, SB79, SB1123) plus broker network in the Bay Area and Sacramento corridor. Every parcel passes a 9-factor density score before LOI.

Stage 02
Feasibility

Jurisdiction-specific entitlements memo: zoning, setbacks, FAR, parking relief, utility availability, fire access, and ministerial-pathway eligibility. Independent civil + architectural review before close.

Stage 03
Underwriting

Base / downside / stretch cases with explicit cost contingency (10–15%), hard-money carry stress, and exit cap sensitivity. Comp set requires ≥6 trailing-12-month transactions within 1 mile.

Stage 04
Capital structure

Silverback Capital provides the senior bridge in-house at 6.99% APR base, eliminating broker spread. Equity sits behind a 10% preferred return with 50/50 promote.

Stage 05
Execution

Single point of accountability: sponsor, capital, and construction coordination under one roof. Weekly variance reporting to LPs from close through certificate of occupancy.

Stage 06
Exit

Pre-marketed via broker network 90 days before CO. Backup refinance path modeled at close so timing risk is bounded.
